Mr. John D. Bailey
P.O. Drawer 1067
St. Augustine, FL 32084
Dear John:
Enclosed is a copy of the promised report on the
St. Francis Street property. I hope Mr. and Mrs. Davis
find it of interest. Unfortunately we do not have staff
available at this time to complete a title search or archi-
tectural investigation, however this may be possible in
the foreseeable future, if desired.
Sincerely,

Cartographic Analysis
Block 32 Lot 11
S(34 St. Francis St.)
The subject property is located on the north side of the street between
Charlotte and St. George Streets. There is a house on the lot at present.
The purpose of this analysis was to determine 1), if there had been
an earlier structure on the site and 2), the earliest appearance of the
present structure.
In order to determine if the site had been previously occupied, a base
map (figure A) was drafted, based on the 1923 city map (Map 7), and a
properly reduced copy of the Rocque map of 1788 (Map 3) superimposed
upon it along with the location of one house from the Moncrief map of 1765
(Map 2). In addition, the east-west dimensions of the lots from both the
Puente map of 1764 (Map 1) and the city map of 1923 were plotted along the
curb line.
Referring to Figure A, it is apparent that lot 11 was not occupied by
a structure during the period from 1764 to 1788 and that it is composed of
approx. the western one-half of Puente's #315 and Rocque's 267. The Clements
survey of 1834-35 confirms the earliest configuration of the lot at least through
1835. It is quite probable that no construction took place on lot 11 until after
the larger lot was sub-divided. This date would have to be determined by
a title search.

The available cartographic record skips to 1893 when the present
house appears on the Springfield F & M Insurance Map of that year (Map 5).
It is designated #203 St. Francis St., a two story concrete house with 6"
walls and a one story frame porch running along the west side.
The Sanborn maps of 1910 (Map 6) and 1930 (Map 8) show a house of
the same basic configuration although there appears to be an addition or
modification to the rear. The property is now designated by its present
street number. The 1910 version shows the west porch to be two story while
the 1930 version has it as one story. This may have been a drafting error.
In summary, it appears that lot 11 stood vacant from at least 1764 to
1788 and more probably until sometime after 1835.
The present house was built prior to 1893 and can probably be associated
with the building boom of the Flagler era.
