MEMO TO THE HERITAGE HOUSE FILE

SUBJECT: INSPECTION OF PREMISES
VACATED BY KRAMERS
THE PREMISES ARE NOT RENTABLE IN THE CONDITION THEY ARE IN.
CURSORY EXAMINATION SHOWS THE FOLLOWING:
1. MOST, IF NOT ALL, ELECTRICAL WALL OUTLETS COMPLETELY
REMOVED. THERE ARE JUST HOLES IN THE WALLS.
2. THERE IS BLACK PAINT ON THE UPPER 1/3RD OF ALL WALLS
3. SILVER PAINT SPLATTERED IN ONE PART OF DARK BROWN CEILING
4. MANY HOLES IN TABBY FLOOR, THROUGHOUT THE SPACE. ALSO,
BUILD UP OF CEMENT OR PLASTER OF PARIS ON FLOOR IN PATCHES
THROUGHOUT SPACE.
5. WINDOWS:
REAR, MIDDLE WINDOW, HAS BROKEN WINDOW PANES
REAR, EAST WINDOW, ALL PANES PAINTED BLACK
DOORS:
REAR, WEST DOOR, INOPERATIVE AND PAINT SPLATTERED
REAR, EAST DOOR, ALL HARDWARE REMOVED
6. OFFICE SPACE:
NORTH SECTION PARTITIONED OFF AND PAINTED BLACK
MAIN OFFICE SECTION:SEVERAL CEILING PANELS MISSING
OUTER PANELING PAINTED INSTEAD OF BEING WOOD GRAIN
NOTE: BOB STEINBACH TOOK PHOTOGRAPHS OF THIS INTERIOR SPACE
TODAY TO SERVE AS A BENCH MARK IN WHATEVER CLAIM WE DECIDE TO
MAKE AGAINST KRAMER.
SINCE WE HAVE TO LEASE THIS SPACE AS QUICKLY AS
POSSIBLE MY FEELING IS THAT BOARD STAFF UNDERTAKE
TO PAINT, PATCH, REPAIR,REPLACE AND REMOVE THE ITEMS
OUTLINED ABOVE, KEEP A CAREFUL TRACK OF COST, INCLUDING
MANPOWER, AND SUBMIT THE FINAL BILL TO KRAMER. BEFORE
WE DO SO, HOWEVER, WE NEED THE ADVICE OF A LAWYER.
IN MY OPINION, WHEN OUR MAINTENANCE MEN FINISH
REPAIRING THIS SPACE IS SHOULD PRESENT THE FOLLOWING
APPEARANCE: THE TABBY FLOOR CLEAN, WITH NO HOLES AND OF
A UNIFORM APPEARANCE. ALL WALLS PAINTED WHITE.
ALL ELECTRIC RECEPTACLES REPLACED AND OPERATIVE. ALL
WINDOWS OPERATIVE AND WITH CLEAR GLASS. ALL DOORS
OPERATIVE AND CLEAN-PAINTED AND WITH PROPER HARDWARE.
ALL ELEMENTS BUILT IN THE OFFICE SPACE SHOULD BE
-REMOVED AND THE SPACE INCORPORATED INTO THE MAIN
SPACE ALLOWING A FUTURE LESSEE TO CONFIGURE AS NEEDED.
