RE: Joaneda House Restoration
Dear Bob:

This letter is to record decisions made at the referenced project site last
Thursday, May 13. Mrs. Elizabeth Towers, Mr. John Bailey, you, and I were
present.

1. The stucco that has been removed inside the well is acceptable
except that some additional patching needs to be completed.

2. The rear of the kitchen cabinets visible through the south window
of the kitchen is acceptable but it may be necessary either to arrange the bot-
tom sash for opening from the exterior or to provide a shelf-like cap between
the backsplash and the horizontal window mullion to act as a closer. It is my
opinion that the appearance of the cabinets through the window will be negli-
gible once painting, finishing and landscaping have been completed.

3. The colors and types of finish for all surfaces were discussed
and found acceptable to all parties. In general, all walls will be flat white
except enamel will be utilized in wet areas; all trim, doors and windows will
be painted medium gray on the exterior and throughout the first floor. All
first floor wood ceilings will be yellow ochre. Second floor exposed beams
and trim will be stained dark brown; roof deck will be stained light brown;
second floor doors will be painted white and all floors will be stained brown
and have low-gloss finish. All first floor baseboards will be gloss black.

4. Neither a wardrobe in the first floor sleeping area nor an en-
closure for a washer-dryer can be provided at this time. In addition, a washer
and dryer will not be provided although connections for the latter are provided
on the south porch. Budget limitations have not made it possible to provide
these additions to the original contract.

5. It was agreed that the cost of water and sewage be borne by the
Board and that the cost for electricity and telephone service be borne by Mrs.
Towers.

6. Mr. Bailey will make arrangements to have the remains of the con-
crete block fence reaioved from the site.

7. In order to comply with the drawings approved by the Department
of the Interior, it was determined to construct the east fence as shown on the
drawings and not substitute stuccoed masonry.

8. McCrory's has apparently made arrangements to repaint the party
wall on the west side of the property. It is assumed but not certain that
the color will be cream to match existing. If so, the existing masonry wall
on the south of the property will be painted the same color as part of this
contract.

9. The construction schedule has been delayed several weeks because
Florida Power & Light has been unable to complete arrangements with adjacent
land owners necessary for transformer installation and electrical service.
The date for completion of electrical installation cannot be determined at
this time.

The following decision was made later in the morning when I returned to the
site. Mrs. Towers and Mr. Bailey were not present. I approved a band-sawn
finish for the wooden fence.
