TIIIS INDSNTUS1, made this day of A.D., 1974,

between LIZABETH-4H. TOWERS, of the county of Duval, in the State

ol" florida, herziflafter referred to as the GRANTOR, and the

HISTORIC ST. AUGUSTI'S: PRZSEWVAIIO:; 30ARD OP TRUSTEES, a statutory

body corporate of the State of Florida, of the county of St. Johns1

*in the State of Florida, hereinafter referred to as the GBAITER,

W1ESSSEHm. Thnmt the GXANTOR, for and in consideration of the

GPA;T3E S assurances to expend an historic preservation grant from

the National Park- Service in an amount of not less then Fotty-One

Thousand Two Hundred Thirty-Sight Dollars ($41,23S.) for the

preservation and restoration of the Juan Joaneda House, reliance

thereupon which is hereby acknowledged, has granted, bargained,

and sold to the GR3AITSE, its hetire and assigns forever, said house,

hereinafter more fully described as follows, to wit:

Lot 7, Block 15, City of St. Augustine, County of
St. Johns, Florida, according to tae official map
their of filed January 3, 1905, in the office of
the Clerk oi the Circuit Court.

This conveyance is .iade subject to an exception
and reservation of a life estate in the GRAN2TOR,
provide that during such life estate said property
shall be open both to public access for interior
visitation, no less than twelve (12) .days annually,
and to inaction by representatives of the GRANTSE,
during weekdays between 8:00 a.m. and 5:00 p.m.

This conveyance is 'ade subject to exception and
reservation for tae GrIALTO' S three surviving
children for periods of use and oCcu:-.ancy of said
property during their lives hot to exceed an annual
total of twenty-eirAt (28) consecutive days..

This conveyanc, is r.ade subject to their condition that
if the s u of the aforesaid grant 'is not expended by
the GMVTIVE for th6 restoration of said property in
accorclanco with the plans and specifications,
suggested by the GRANTOR &an approved by the Jational Park Service, then said
property shall i'ao-eiately revert to the GRANTOR, her
heirs or assigns.
