THIS INDERTURE, inade this 10th day of January, 1975, between
ELIZABETH M. TOWERS, a single person, of the County of Duval in the State

of Florida, hereinafter referred to as the Grantor, and the HISTORIC ST.

AUGUSTINE PRESERVATION BOARD OF TRUSTEES.a statutory body corporate of the

State of Florida, of the County of St. Johns, in the State of Florida, here-

inafter referred to as the Grantee;


W I T N E S S ET H :

That the Grantor, for and in consideration of the Grantee's

assurances to expend an historic preservation grant from the National Park

Service in an amount of not less than Forty-One Thousand Two Hundred Thirty-

Eight Dollars ($41,238.00) for the preservation and restoration of the Juan

Joaneda House, reliance thereupon which is hereby acknowledged, has granted,

bargained and sold to the Grantee, its heirs and assigns forever, said house,

hereinafter more fully described as follows, to-wit:

Lot 7, Block 15, City of St. Augustine, Coonty of St. Johns,
Florida, according to the official map thereof filed January 3,
1905, in the office of the Clerk of the Circuit Court.

-' I This conveyance is made subject to an exception and reservation
Q : o of a life estate in the Grantor, provided that during such life
~ 0< t : estate said property shall be open both to public access for in-
_ "J terior visitation, no less than twelve (12) days annually, and to
IL > "' inspection by representatives of the Grantee, during weekdays bet-
ween 8:00 a.m. and 5:00 p.m.

Sthe Grantor's three surviving children for periods of use and
Occupancy of said property during their lives not to exceed an
,ic!hniisno: annual total of twenty-eight (28) consecutive days.

*1.,HOfr-'*S of the aforesaid grant is not expended by the Grantee for the rc-
storation of said property in accordance with the plans and spe-
cifications suggested by the Grantor and Grantee, as ultimately
approved by the National Park Service, then said property shall
immediately revert to the Grantor, her heirs or assigns.

And the Grantor does hereby fully warrant the title to said land,

and will defend the same against all the lawful claims of all persons whom-

soever. 4.

instrument and acknowledged before me that she executed the same and that

said execution was by her freely and voluntarily made.
