In response to your memorandum of February 14, 1979, we have
reviewed research and maintenance needs, established lease guide-
-Ines, and estimated the time necessary to transition the Benet
-tore building into a Territorial Period (ca. 1840) store.

Research and Maintenance Requirements

1. Research of Territorial Period sources was undertaken
by this agency in the early 1970's. No further research
is necessary.

2. Maintenance requirements are minimal, consisting basically
of an overall housecleaning.

I. Lease Guidelines

1. We propose that the building be leased to a private
entrepreneur who would operate under certain guidelines
which would guarantee a reasonably accurate interpretation
of a Territorial Period store. However, there should be
sufficient latitude within the guidelines to allow for a
reasonable return on the lease's investment.

2. The building should be leased under the following conditions:

a. the agency will furnish all necessary fixtures and
interior decorating
b. the agency will prepare a list of allowable merchandise
that can be offered for sale.
c, anychanges to the interior decor and/or fixtures and
any-additions to the list of permissable merchandise
will be subject to the review and approval of the
agency's director or hisi delegate and the Assistant
Curator.
d. the agency will provide the leasee with historical
information of the site and times so that he and his
employees will be able to disseminate such information
to any interested customers.

e. the leasee will agree to have all employees in period
dress, designs for which will be supplied by this
agency.

f. the minimum hours of operation will coincide with
those of the agency museum program, although the
leasee may remain open for longer periods of time.

III. Time Estimate

1. Maintenance (Total: 9 working days)

a. housecleaning: 4 working days
b. rehabilitation of fixtures and set up: 5 working
days

2. Preparation of merchandise list, Historical sketches,
and clothing designs: 3 working days
